I have to compare you to the inspector that I used for our personal residence a couple of years ago. He pretty much raced through the house and left a long list of items to correct without really going into detail about the "problem" or how to correct the things that he noted. So we wasted our time and money. Since you included pictures we were able to see and read about the condition of the home. We will be sure to contact you again before we buy another property. The information gathered has been very helpful. Hopefully, not just to me but for the seller as well, as she may not be aware of all the problems and needed repairs. As I said yesterday, this was probably the best $350.00 I have spent in a long time and no doubt you have saved not just myself, but my wife and child a lot of headache and most importantly, MONEY!! I appreciate all of your work that you performed yesterday, as this report will be very valuable. As for home buying, this was really an eye-opening event. In the future, a closer look will be given to the property we are considering, prior to the inspection. Some of the issues spotted yesterday, should have been caught prior to your visit. Best regards, -Jim Chris,I wanted to say thank you again for another job well done! Once again you have been a great help to us. The sellers agreed to pay $2000 in repair costs at closing. We got a couple of estimates to solve the water problem in the crawl space. Both contractors suggested the same fix. French drains will be installed on two sides of the house (the front and right as you face the house). They will lead to a sump pump that will be installed at the low corner by the entrance. This will cost $1600-$1800. (I tell ya... it pays to get more than one estimate. We got another estimate for $4660!) Anyway... I will re-grade the landscape in the garden area by the garage as you suggested. And hopefully this will take care of the problem. Of course, we plan to take care of the other issues as well! We got the report on the alternate e-mail account with no problems. Thank you very much. Weʼve reviewed it and have no questions at this time. Weʼll be calling you in 4 to 6 weeks to re-inspect, and I may call you before that to ask questions about which type of tradesman would be best for some of the work you suggested.
I appreciate your candor and experience. It gives me confidence to know I can ask you questions about which way to proceed or how to accomplish a repair without worrying that you are trying to sell me something.
